An eager-beaver your real estate salesman was doing his best to
sell this old coot a condominium in Palm Beach. Having outlines its
many attributes in detail, he confidently concluded his pitch: "And Mr.
Jones, this would also make a great investment for your future."
"Sonny," croaked old Mr. Jones, "at my age I don't even buy green bananas!"
Moral of the story. True sales professionals find out upfront, what the buyers motives are, and where his at is at, before they waste any time pitching. Just as the old coot would never buy a green banana, a true sales professional must only work with prospects and customers that are "ripe" for picking. You can often tell the "greenness" of a sales rep by the "greenness" of the prospects they are working with. And for some strange reason, green reps like green bananas tend to hang around in bunches.

"Now, one thing I tell everyone is learn about real estate. Repeat after me: real estate provides the highest returns, the greatest values and the least risk."
